Insight and ingenuity

Our focus are the processes related to land, sites and buildings and we focus especially on commercial use.  The word ‘have’ comes from ‘have en goed’ meaning ‘everything you own’. Spatial economy in the Netherlands is complex because the scarcity of land. Our Dutch roots are stressed by adding NL in front of our name. Dutch spatial thinking is relevant when space matters.

Our approach has different angles because tasks differ, however all our assignments share a common task: how to deal with risks and uncertainties that come with any development. Is a transformation feasible? What is the future value? Create a partnership for a development? All these tasks require insight and ingenuity to undo risks and to proceed. We know property processes strategically and combine them with practical solution in order to move forward.

Depending on a task we involve specialists for instance specialised in construction, with knowledge of certain business processes, knowledge of the public field or specialists with a combination of knowledge from different fields. Solutions come from a combination of expertise, either by cooperation of by the assignment of a specialist with an unique profile.
In order to meet standards and for high level performance we link to several professional bodies. They bring permanent education, knowledge exchange, standards and ethics which are promises for transparency and trust.


In our work, we put the Royal Institution of Chartered Surveyors (RICS) at the center. This organisation has a worldwide scope and focusses on standards and ethics in the built environment.

For valuations in the Netherlands a registration in the NRVT is required (Nederlands Register voor Vastgoed Taxateurs) and in addition to this registry we are registered valuer wit RICS (RICS registered Valuer).

RICS also certifies mediators for the built environment. As a RICS accredited Mediator we are also a member with the international ADR registry to proof our mediation and negotiation skills. Both registries are complementary.

Arènso Bakker
Founding Partner
Arènso has a background in both logistic engineering (ing./Bsc @Maritime Academy Amsterdam) and holds a master degree on real estate, property and area development (Msc @Amsterdam School of Real Estate).

He works internationally on the development and operations in ports, logistics-areas and economic zones. Further he is a registered valuer. His knowledge of logistic operations, property-exploitations, landlord operations, landlease and concessions is a solid ground for complex property issues and valuations.

As an experienced property advisor and logistics advisor, Arènso is mediator for alternative dispute resolution with a focus on disputes in the built environment.
